Winner will be emailed Anna plan as a PDF file attachment at time of payment. We will also mail a CD with PDF file and all graphics shown on this page. It will be at winner's discretion whether or not to have plans printed at his/her own expense locally. If you prefer printed plans instead of the PDF file on CD, there will be a $50 per set charge for printing and shipping of plans. Our construction documents for stock plans are designed to meet 2006 International Residential Code (IRC) and 120 mph wind rating. Most of our stock plans were originally designed for local builders, who've built the plans- so you can be sure they're "buildable" plans! Pre-drawn plans are available at a fraction of the cost of a custom-designed home. Each set will include the following plans: Exterior Elevations- this plan shows the front (done at 1/4" = 1'-0" scale) and the rear and sides of the house (done at either 1/4" or 3/16" = 1'-0" scale, depending on size of house), including exterior materials and roof pitch. We also include a front 3D view to show the house as it will be seen from the street. Floor Plans- done at 1/4" = 1'-0" scale, these plans show the placement of interior walls and the dimensions for rooms, door, windows, stairways, etc. of each level of the house. Foundation Plan- done at 1/4" = 1'-0" scale, this plan details the foundation of the house and includes all dimensions, notations, and footing details. A different foundation can be selected for an additional charge, but is subject to longer shipping times for modification. Basic Roof Plan or Framing Plan- done at 1/8" = 1'-0" scale, this plan shows the pitch of each roof section and the direction of slope, including any dormers, skylights, gables,etc. Typical Cross-Section- done at 1/4" or 3/8" = 1'-0" scale, this drawing shows the details typical to this house as though it were cut in slices from the roof to the foundation, and details the contruction of the home, framing, insulation, hurricane strapping, etc. Typical Wall-Section- done at 1" = 1'-0" scale, this drawing shows the framing details typical to this house for a standard wall from roof to foundation. Electrical Plan- done at 1/4" = 1'-0" scale, this plan shows the suggested locations for electrical switches, fixtures and outlets. General Notes- details all IRC requirements for building code and/or wind ratings information. NOTE: Due to regional variations, local availability of materials, local codes, and methods of installation it is impossible to include much detail on heating or plumbing or a materials list. Duct work, venting and other details vary depending on the type of heating, cooling system (forced , hot water, electric, solar) and the type of energy (gas, oil, electricity, solar) that you use. These details and specifications are easily obtained from your builder, contractor or local suppliers. We offer downloadable PDF files for most of our plans these days. We find it is much simpler and less expensive for the client. Save on shipping costs since blueprints are heavy and expensive to ship, and receive your plans immediately since we email a PDF file to you as soon as you make payment! No need to wait for delivery of your house plans by postal or courier! Simply email the file to Kinko's or other copy shop and have the plans printed to 24" x 36" size paper for standard blueprints. Print as many copies as your like, but the file is for your own personal use- do not sell or distribute the PDF file- it is copyrighted and subject to $100,000 fines and jail time. We will also send a back-up PDF file on CD for a hard-copy. If you prefer printed plans instead of the PDF file on CD, there will be a $50 per set charge for printing and shipping of plans. The following is a list of common modifications which we can do to any of our plans. Change Exterior Wall Material Change Ceiling Heights Add/subtract Garage or carport Change Foundation Add/subtract square footage Change Exterior Wall Size SIPS or ICF Conversion: We can take any of our plans and convert them from stud framing to SIPS (Structural Insulated Panels) or ICF (Insulated Concrete Form) construction with full construction details. Modifications are done at a flat rate of $50/hour, + the base cost of the stock plan you wish to be modified. For example: The Anna Base Plan PDF file: $19.99 Modifications requested: Add 8' workshop to rear of garage. Estimated time to complete construction documents with these changes: 2 hrs @ $50/hr = $100 Total cost for modified PDF file: $119.99 Just let us know what changes you'd like either before the end of the auction, or even after you've purchased your plans. We'll email you an estimate of how long it will take to complete those changes, then you can make payment. We will email you the floor plans and 3D view to approve before we complete the final construction documents. Some modifications may be more extensive and the estimated cost may be more than listed here, but some modifications can be done for free or very inexpensively. It never hurts to ask!
