This design has been engineered with engineering on the plan (you may be required to still have an engineer licensed in your state to review and stamp before permit). I have 3 elevation styles for you to choose from, see below a description of each. Also you can choose if you want the garage door to be on the front (Frontload) or the side (Sideload). You can also choose if you want the house to be Full Brick (brick on all sides of home) or Brick Front (left, right and rear sides done in siding). CAD Files are available (**please notify us if you would like the CAD version, it is a separate PayPal transaction that we will send to you**)Yes, CAD versions are available for an additional $150. Some plans are done in AutoCAD version 2004 while my more recent designs are in Softplan v.13. The plans in Softplan will be converted over by page and the AutoCAD versions will usually be one file. With the Softplan versions you will need to make some modifications such as adding new dimensions. There are certain limitations during the conversion where unrecognized items are considered text and blocked as an object. Even though it is viewable as is, if you adjust that dimension the actual number will not change. You will have to add new “active†dimensions if you make a change. Purchasing the CAD version will allow you to make any changes you would like to the design for your own personal use to build or for your company to build for their clients. You can add your company’s title block and logo but we ask that you also keep our logo and contact info somewhere on the plan as credit for the original design. The design cannot be resold as a plan in any version original or modified. You can build and sell the actual home as many times as you would like with as many modifications as you can dream of. But any plans tied to one of our designs cannot exchange hands from you the original buyer. He received his Bachelors Degree in Architecture from The University of North Carolina at Charlotte with a minor in Digital Architectural Studies. Jamie began working for a custom builder at the age of 16 building homes where by the age of 18 had designed 5 homes for clients of his building mentor. While working towards his degree he continued to work part-time in different areas of construction. After receiving his degree he used his experience and education to become the lead designer for one of the largest production builders in the country. In that position he began introducing ways to change the appearance of a production home to resemble and feel more like a more expensive custom built design. Since venturing on to his own company full time he has built a client base consisting of almost 20 builders and numerous homeowners with in North and South Carolina. Most of his business comes from referrals from previous or existing clients. He is also one of very few designers who has the knowledge of how to design a remodel/addition that many of his competitors refuse to touch. Jamie has taken over neighborhoods that were not selling because of poor designs being offered and turned them around with many designs leading to multiple pre-sells.We offer services for any design need. Dave McInnis - McInnis ConstructionAdditional Services for Plans Purchased Here: **$50 per hr $150 minimum per job**1.Reverse design-(if your lot needs the garage to be on the other side)- This is not the ordinary reverse others offer where the text is backwards, all text is legible. *Note: this service only applies to the main plan, cabinet elevations are not reversed and engineered lumber layouts will be mirrored with text backwards. A few designs in an older software don't allow us to easily reverse drawings text and will require more time than ones in the newer software.*2. Customization to plan- We will modify the plan to fit your needs or wants.3. Create option pages- If you want to add an option for your customer to choose from like for example a 3 car garage instead of a 2 car, we can create that page for you to add to your plan.4. Create and add a title block with your company logo- We can create a title block on the plans with your company logo. Our logo must be present as well. **Note some plans purchased on this site will have the original client listed on the title block**What happens next when you decide to purchase this plan:When we receive a payment notice from Paypal we will upload the plan files to a website that will send you an email notifying you with a link to download the files. This eliminates shipping charges and shipping time. Most plans are in 11x17 size at 1/8"=1'-0" which is less expensive to print compared to the larger sizes. They can be printed at 1/4"=1'-0" by printing at 200% (note the title block is sized for 11x17 so it may not go to the paper edge of the larger sizes). When printing it is very important that you choose the option "print to scale" or 200% for 1/4" as stated do not "fit to margins" the computer will shrink the pages therefore changin the scale.Refunds are not available:Because this is a digital file it holds the same non-returnable rules as downloaded software. There is no way to determine or regulate what the buyer does with the file once they receive it and therefore no possible way to return an item of this type.In purchasing this plan you agree to the following:In purchasing this plan you the builder or homeowner agree to not resale this plan or build in the area listed unavailable above (if applicable). All rights of this design are those of Jamie Compton Design Inc. and in some cases the original builder client in their market area. No changes can be made to the design documents without prior consent from Jamie Compton Design. Redlined field changes by the builder or homeowner are allowed without consent as so the plan is not redrawn in any format including CAD or by hand. Failure to follow these restrictions could result in legal actions for all profit from any illegal use of the design as well as the full copyright infringement dollar amount allowed. Builders who purchase a plan have the right to build the design as many times as they desire but can not resale the plan in any form to another builder or homeowner. Any errors or omissions found prior to the beginning of construction should be reported for correction to Jamie Compton Design. Once construction begins all liability is that of the builder and/or engineer if sealed by an engineer in the state of which built.
